Coil Cleaning
Evaporator and condenser coil cleaning to restore cooling capacity.

About Coil Cleaning
The evaporator coil is a dense aluminum fin pack that air must pass through. Once a dust mat forms across its face, two things happen at once: airflow drops and heat transfer falls off. The system reads as underperforming, runs longer, and can even freeze up, because the refrigerant does not absorb the heat it was designed to absorb.
Outdoors, the condenser coil suffers the same problem from cottonwood, grass clippings, dryer lint, and road dust. A fouled condenser raises head pressure, which raises energy use and puts the compressor — the most expensive component in the system — under sustained stress.
We clean coils with the correct method for the coil type and condition: coil-safe cleaner, gentle rinse, and fin straightening where needed, with the drain pan and line cleared afterward so the loosened material does not create a clog. Before-and-after photos come standard, and at $119 per coil this is one of the highest-return maintenance items on any HVAC system.
What's included
Signs you need this service

- Ice forming on the refrigerant line or coil
- Water pooling near the indoor unit
- A visible dust mat or matted debris on the coil face
- High electric bills during cooling season
What you get
- Restored cooling capacity and shorter run times
- Lower compressor head pressure and less wear
- Reduced risk of freeze-ups and drain overflows
- Measurable drop in seasonal energy cost
How the appointment works
- 1Inspection & walkthrough
We arrive in the 9am–6pm window, protect your floors and furnishings, then inspect the coil face, drain pan, and cabinet with an HD camera and show you what we find before any work starts.
- 2Containment & setup
Negative pressure is established with a truck-mounted or portable HEPA vacuum so debris travels out of the building, not into your rooms.
- 3Agitation & extraction
Rotary brushes, air whips, and compressed-air tools break loose the bonded dust and buildup while the vacuum pulls everything out under continuous suction.
- 4Verification & report
We re-inspect on camera, take after photos, walk you through the results, and only then do you pay the technician at your doorstep.

Common questions
How do I know the coil needs cleaning?+
The system runs long cycles without reaching the set temperature, the air coming out is not as cold as it was, or you see ice forming on the coil.
How much does coil cleaning cost?+
$119 per coil. If both the evaporator and condenser need service we quote both in writing before starting.
Can a dirty coil damage the system?+
Yes. Restricted airflow across the coil raises pressures and makes the compressor work harder, which shortens equipment life.
