About Duct Sanitization
Sanitization is a finishing step, not a substitute for cleaning. Applying an antimicrobial to a duct system still full of debris simply coats the debris. We only sanitize after source removal, when the surfaces are actually clean and the treatment can reach and remain on them.
We use EPA-registered antimicrobial products labeled for HVAC surfaces, applied as a fine fog through the system so the treatment reaches trunk lines, branches, and the plenum evenly. It targets the bacteria, mold spores, and mildew that survive on damp interior surfaces, particularly in humid climates and homes with a history of condensation problems.
This is the right add-on after water intrusion, after a mold finding, when someone in the household is immunocompromised, or when an odor persists after cleaning. We explain the product used, the dwell time, and when the space is safe to reoccupy — typically a short wait after application. At $79 per system it is the most common add-on to our whole-home package.

Only if there is a reason — microbial growth, a musty smell, or moisture in the system. We inspect first and will tell you when you do not need it.
What product do you use?+
An EPA-registered antimicrobial, applied by fogger after the ducts are physically cleaned. Sanitizing dirty ducts does not work.
